Property Purchase Process And Requirements For A Diaspora Client

IBOUNTY COMPANY INVESTMENT PROCEDURE FOR THE DIASPORA

 

1: Inquiry of any Ibounty Investment Property.

2: On the Website.

On the website, go through the existing projects, identify the one you are interested in and directly post your enquiry on the website or whichever mode of communication you prefer from obove.

3: Plot Selection: Client selects the preferred project.

Depending on the inquiry, we will send the subdivision map directly from our dedicated email diaspora@ibountyinvestment.co.ke

Site Visit: Send a representative to view on your behalf, the client should provide contact for communication purposes. We shall also coordinate for a site visit when the client is in the country. Ibounty Investment will provide the means of transport from Kisumu to the site for the diaspora clients.

4: Plot Availability:

We shall confirm the availability of the selected plot(s) and share on email or whatsApp offer letter for the client to fill in and email or WhatsApp back or the client can directly download the offer letter from the website under each project information.

5:Details on the offer letter;

Name of the project, purchase price, terms of payment offers available, Lawyers handling the specific project, Bank account number and terms. The offer letter is valid for 7 days.

6:Plot Booking:

Booking fee will depend on each project and is valid for 14 days. This will enable the client decide on the mode of payment and also conduct a search or due diligence. We provide the client with copy of the Title Deed and a copy of the Mutation. This will be used to conduct a search at Land registry through the contact in Kenya.

7:Payment Process:

The client will select terms of payment that is flexible and within their budget by ticking from the offer letter: we allow;

  1. Cash Offer Prices – Depends on each project
  2. Cash Prices – Payment within 30 days after deposits or booking
  3. Loan facility- Obtain a letter of undertaking from the financier
  4. Installment – The client can pay in installments for a period of time which depends on each project. (a minimum deposit of will be required depends).

Payment and Receipts – Client makes his payment to the provided Bank Account. We shall issue the client with Ibounty Investment official receipt in soft. (We file the hard copy receipts safely for the client to be collected when you are back in the country)

8:Client Documents:

Sends to us a copy of ID, copy of PIN and three passport size photos (Send the document via mail or WhatsApp)

9:Legal Documents:

These are the legal document that will enable us process the tittle or ownership documents;

Sale Agreement- For clients who may need separate sale agreements, our lawyer will prepare for them. We send the same as a soft copy.

Verification – The client will verify that he is in agreement with what has been stated on the agreement.

Our agreements have the required legal standard that cannot be altered. (Agreement Fees payable to our lawyer which is highly discounted to Kshs. 4,000.

Client is also free to use his/her Lawyer.

NOTE:  These are not legal costs of transfer and registration

10:Final Documents: We prepare these documents upon completion of payment.

Application for consent to transfer (in triplicate) and Land transfer forms (in triplicate). We send them as soft copies with very clear indications of where to the client is required to sign. The documents should be printed back to back.

Once client signs and sends hard copies of above documents via courier services.

These documents will be certified by the lawyer who will also attach a copy of the Lawyer Practicing Certificate as required by the Law Cap 300.

Legal fees for transfer and registration is included on the plot prices.

11:Registration of the Title deed: We send all completion documents to Land registry for title transfer and registration (it takes 60 days on submitting the documents to registrar or sometimes shorter)

12:Title deed issuing: We prefer issuing tittles during organized events on the land where the seller of the land (Vendor) is present or the locals. We shall send the soft copy of the title deed. The client will collect the Title deed from our office. We can also issue the title deed to an appointed person who will provide a signed authorization letter instructing us to do so. We avoid sending Title deed via courier services to avoid the risk of losing it.
